Regrading, drainage correction and the machine work that happens before anything else.

This is the unglamorous stage — moving dirt so water leaves the house instead of collecting against it. Typical jobs are pitching a yard away from a foundation, cutting a swale, repairing ruts and settlement after a removal, and prepping subgrade before sod or hardscape. It gets done first because everything installed on top of bad grade eventually fails with it.
